Job Purpose:
The Community Maintenance Lead is a team lead role that is overseeing, monitoring and closely supervising the daily maintenance work execution of everything related to Maintenance, Reactive and Planned Preventive Regimes.
Maintenance activity execution is managed through Contractual Key Performance Indicators (KPI’s), and Service Level Agreements (SLA’s). You will manage all customer complaint resolutions to ensure excellent customer satisfaction is in place.
As the Community Maintenance Lead, you will review reactive maintenance tasks resulting from HSE concerns, Inspections and Audits. The maintenance subject matter experts in HVAC, Electrical, Lowe Current, Hydraulics and Plumbing will be directly reporting to the Maintenance Execution Lead.
You will be expected to handle all team affairs, develop ways to motivate, and support them to work in a healthy and productive environment.
Major Accountabilities:
You will:
Manage the Safety of individuals on the team, and that of those impacted by any maintenance activity.
Work closely with the community maintenance manager, the team and other department members to produce effective maintenance strategies, procedures and methods to ensure a smooth workflow with maximum output.
Liaise with quality assurance, planning and asset management teams to ensure the highest level of build quality is achieved after any intervention, and throughout the working life of equipment.
Lead a team of maintenance engineers and subject matter experts in HVAC, Low Current, Plumbing & Hydraulics and Electrical.
Provide feedback to the Management team and share ideas to improve maintenance performance.
Optimize results and improve the quality of delivery in line with quality standards requirements for KAUST Maintenance and Customer requirements.
Ensure an effective interface with other departmental staff is maintained.
Provide technical expertise to the maintenance team and service provider.
Control and organize the team’s daily work schedule to achieve set targets.
Delegate tasks to the team to ensure maximum effectiveness.
Oversee the team’s performance, attendance and disciplinary issues.
Identify areas of development within the team to achieve a flexible, and responsive team which can support the demands of the customer.
Train your team, and broader organization members where appropriate.
Monitor the completion of tasks, ensure good performance, and record the results on appropriate systems.
Ensure KAUST maintenance policies and procedures are managed effectively.
Oversee maintenance execution and technical support best practices.
Ensure accurate and updated work orders data, and new assets are well maintained.
Coordinate and ensure completion and verification of asset maintenance related reports.
Liaise with HSE for any safety items proper closure.
Qualifications:
A Degree in Engineering (Electrical, Civil, Mechanical, Industrial).
Leadership certificates advantageous.
Experience:
You will have:
A minimum 8 years of experience in facilities management operations and maintenance field.
Facilities Management experience is essential.
